§ 51.10. Sketch Plan.

  • 51.10.1 Scale. The sketch plan shall be drawn at a scale of not less than one to 660 feet to one inch.

    51.10.2 Vicinity map. The sketch plan shall include a vicinity map at a scale not less than one inch equals one mile showing the relationship of the proposed subdivision to surrounding development.

    51.10.3 Other requirements. The sketch plan shall show:

    (1)

    Proposed name of subdivision.

    (2)

    Name, address, and telephone number of petitioner and architect, surveyor, engineer or designer.

    (3)

    All names and addresses of all property owners of the site.

    (4)

    All names and addresses, as listed by the county assessor, of all owners of the land adjacent to the site.

    (5)

    North indicator.

    (6)

    Date of preparation.

    (7)

    Total acreage in the tract to be subdivided.

    (8)

    Existing and proposed uses of land through out the subdivision.

    (9)

    Sheet size shall be 18 inches × 24 inches. If the complete plat cannot be shown on one sheet of this size, it may be shown on more than one sheet with an index map on a separate sheet of the same size.

    51.10.4 Subdivision of part of property. The subdivider shall submit a sketch plan of such subdivider's entire tract even though each such subdivider's present plans call for the actual development of only a part of the property.

    51.10.5 Division of property without sufficient road frontage. A tract of property, without sufficient road frontage, may be divided once so long as the divided tract meets the minimum lot size requirements of this ordinance and provided that the divided tract is served by an easement from a public road no less than 30 feet in width. Neither the original tract nor the divided tract served by the easement may be sub-divided further unless the sub-divider complies with the minimum road frontage requirements of the Emanuel County Subdivision Ordinance. This amendment shall not apply to property in a residential subdivision developed for resale. A plat of the divided tract showing the location of the easement shall be prepared by a registered surveyor and filed in the Office of the Clerk of Superior Court of Emanuel County. The following language shall be displayed prominently on the plat:

    No further division of this property will be permitted without the prior approval of the Emanuel County Board of Commissioners.
